Who can live in Brookside?
Brookside is a 55+ resident-owned community. At least one household member must be 55 or older, no residents under 50, and the Board verifies age via ID or birth certificate.
How many people can live in a home?
Standard occupancy is two (2) people. An additional permanent resident must be 50+, approved by the Board, and adds a $25/mo per person fee.
Can I have guests stay with me?
Yes. Guests staying more than 48 hours must pre-register. Guests may stay up to 6 weeks/year (longer with Board approval, up to 4 months). After 6 weeks, it’s $50/mo per guest. Owners are responsible for guest conduct and damages.
Are pets allowed?
Pets require written Board approval. Max weight 25 lbs. Pets must be leashed, never left unattended outdoors, and owners must clean up immediately. Two verified complaints may require removal of the pet or vacating.
What are the parking & vehicle rules?
Community speed limit is 10 mph. No overnight street parking (towing enforced). Motorcycles/scooters require Board approval. No storage of boats, RVs, or trailers (3-day loading/unloading window).
What maintenance am I responsible for?
Keep your lot, exterior, and lawn neat. The park maintains main water & sewer lines; owners are responsible from the home to those mains (and their electrical to the unit). Lawn mowing is currently included in monthly fees.
What utilities are provided?
The Corporation maintains electricity, water, and main sewer lines to each lot. Suburban Propane supplies gas via a central system and bills residents directly.
When can I use the pool & clubhouse?
Open 6:00 AM – 10:00 PM for residents and their guests. Children under 16 must be accompanied by an adult. No pets in recreation areas.
What happens if I violate a rule?
Fines are $100 per violation and then $50/day until corrected (max $1,000 per violation). Repeated violations can result in additional action or a lien.
Are rentals allowed?
No renting or subletting of homes is permitted. Children may not be permanent residents.
Can I change my home or lot?
Exterior additions or color changes require written Board approval and the proper permit before work begins. Submit your plan for review.
How is mail handled?
Each lot has a numbered mailbox; owners maintain it. Use your Brookside address for delivery and set up forwarding when away.
